Alright, that’s enough - just got notification of my 2026 property tax assessment and it’s 33% higher than my 2025 assessment and 20% higher than what Zillow values the place at.
Anyone got a recommendation for a law firm to file a property tax assessment appeal? Ideally in Monmouth County.
This is something I was wondering if towns/counties were going to do. It looks like house prices have topped out, and starting to roll over. As prices start coming back down (to more realistic prices), will these towns rush to re-evaluate all the houses, so they can boost their tax revenues?? It wouldn’t put it past them…
Many years ago (I don’t know if it still works this way) when I lived in Freehold, I went to appeal my taxes. At that time, they said I had to bring in comps of recent sales, showing that the houses sold for less than the tax assessed value. Then, they might consider the adjustment.
If that process is still in place, with these crazy sale prices lately, it might be tough to find comparable past house sales that came in under your assessment. I’d do a quick search on Zillow for past sales, and see what the numbers look like.
Between Senior Freeze, Anchor, and Stay NJ our taxes will have gone down by 6500 bucks. If Sherrill gets rid of this program I will be forced to leave this god awful state. That is the only thing keeping me here.
I’d also suggest getting a copy of your assessment card. when my town was doing a reassessement about 10 years ago, they had my house being built in 1957. I live in an old craftsman that was built in 1917. I sent all the documentation I could scrounge and ended up shaving 1/3 off the new assessment.
